In the initial stages of a new project there are typically many givens, such as site location and the proposed buildings use. There are also many unknowns such as local jurisdictions atypical zoning requirements and processes, civil engineering and site survey issues, even possibly the buildings program. Our experienced staff can help guide your project through the labyrinth. At times some projects can have very complex zoning issues that affect what can and cannot be done on a site. Often, for example, there are many preexisting zoning overlays, variable setbacks based on neighboring zone types, that may require variances and/or re-zoning of a property. This process varies in duration, depending on the scale of the project and the scope of work, and may require partnering with a zoning attorney. After your project has gone through the zoning process, schematic design transitions into design development. This is where things get technical. The initial schemes are reviewed building code, fire safety and accessibility issues get resolved, dimensional space is reevaluated for functional purposes, elevations and materiality evolve to get a glimpse of what the building will look like starts to emerge.
Once the contract documentation is compiled and sent into the local jurisdiction for building permits, we can assist, if necessary, to in the bidding and negotiation process in the selection of a contractor. And after your project has broken ground, we can provide construction administration services, aside from means and methods, in order to have your project realized the way the design was intended.
